Real Estate, Systems, and Projects

Real Estate is the fixed physical property – its address and assigned Contact live here, and stay here even if the System built on it changes. A System is the infrastructure itself – a permanent (or semi-permanent) solar/battery/wind design assigned to a Real Estate, with its own name and engineering inputs. More than one System can share the same Real Estate (e.g. rooftop panels plus a separately-sited battery hub). A Project is a unit of work performed on a System over time – an install, an expansion, a maintenance visit – with its own dates, manager, status, actions, and materials. One System can have many Projects across its life.

Creating a System from the Systems page auto-creates a matching Real Estate from the address you type in, unless you pick an existing property from the dropdown instead. Manage properties directly – rename them, edit their address, reassign their Contact – on the Real Estate page. A Real Estate can’t be deleted while a System is still assigned to it. Each Real Estate can also be split into Parts (roof faces, carports) with their own max area and an efficiency % relative to full south-facing performance – the sizing engine fills higher-efficiency Parts first and flags in red if there isn’t enough combined area to fit the array.

For microgrid members, a Real Estate also carries a Grid Role (consumer/producer/both), a usage/production share (% of the microgrid’s total), and a usage priority (1-4). Per-System, Grid Participation settings on the System’s edit page control who owns the hardware and who gets first use of that System’s production – edit those on the System itself since one property can host Systems with different ownership or dispatch.

Each microgrid also has a Dividend Projection on its dashboard: an estimated typical-month payout to producing Real Estate, based on Grid Margin %, an estimated Monthly Operating Cost, and an optional Minimum Dividend floor (all set on the microgrid’s edit page). Only Systems set to “Grid” first use count toward the pool – it’s split by each property’s Production Share, or by its actual kWh contribution if no shares are configured yet. This is a projection for planning, not a metered bill.
